    Know which job it is doing

    Funding a renovation, consolidating higher-interest balances, freeing a down payment for an investment property, or changing your term. Each has different math and a different answer.

    Breaking mid-term has a cost

    There is usually a prepayment penalty, and how your lender calculates it varies a lot. That number belongs in the decision from the start, not as a surprise at the end.

    A HELOC and a refinance are not the same

    One gives you a revolving limit you draw on, the other rewrites the mortgage itself. Which suits you depends on whether you need the money once or repeatedly.

Frequently asked questions

How much of my equity can I access?
Conventional refinancing generally allows borrowing up to a set share of your property value, and your income and credit still have to support the payment. I will confirm the current limit and what it means for your property.
Will I pay a penalty to refinance mid-term?
Usually yes, and the amount depends on your lender and your remaining term. Sometimes the benefit clearly outweighs it and sometimes it does not, which is exactly what we work out before you decide.
Is it better to wait for my renewal?
Often, because at renewal there is no penalty to move. If waiting is the better move, I will say so.
